There are so many new 1bd priced in the 300s with 200 fees north of U St. I'd say neither.
You can get a larger 1 bedroom condo for even less money if you're willing to be flexible on the neighborhood. A studio in Dupont does not sound worth it to me but people have different priorities in life I guess.

First one. Condo fee doesn't pay into your principal, so it is kind of like wasted money in a way.

First condo? You'll only live in it for 5-7 years. Therefore your interest should be in which will appreciate in value more. The condo in dupont will get you more equity than the one in Rosslyn. Also homes in NW dc hold their value and appreciate more consistently than ones in va. Go with the one in Dupont. Plus Rosslyn is so depressing and sad and grey
Neither. Always go 30 year and overpay the principle.
Buy somewhere hasn't peaked yet but soon will if you want real appreciation.
Unless the rosslyn condo fee includes utilities and a pool or a swag gym I plan on visiting at least weekly, I'd pass on both. Soo many variables, but (IMO) condo fees blow the case for buying over renting out the water. Assuming 20% down in each, PI + condo fee will be about 1900. If you can rent a place for the same amt (i.e rent + condo fee) you're probably better off still renting, as people mentioned, since you probably won't be in the studio long enough to redo the benefits of buying over renting.
Agreed with BA1. I would stay out of buying your first home in VA for appreciation reasons, but try to get the most sq ft per dollar you can while minimising coop/condo/hoa fees while minimising distance to metrorail station. I am working on a linear program solver that optmizes real estate search results based on these criteria
