15 year mortgage question please!! Two options:

(1)$300k 540sq ft studio (2007) in Rosslyn with $244 condo fees and parking; or

(2) $260k 440sq ft studio (1959) in Dupont with $400 condo fees no parking.

Thanks!

There are so many new 1bd priced in the 300s with 200 fees north of U St. I'd say neither.

You can get a larger 1 bedroom condo for even less money if you're willing to be flexible on the neighborhood. A studio in Dupont does not sound worth it to me but people have different priorities in life I guess.

like

Thanks everyone! I will make a $285k offer to the rosslyn apt.

First one. Condo fee doesn't pay into your principal, so it is kind of like wasted money in a way.

First condo? You'll only live in it for 5-7 years. Therefore your interest should be in which will appreciate in value more. The condo in dupont will get you more equity than the one in Rosslyn. Also homes in NW dc hold their value and appreciate more consistently than ones in va. Go with the one in Dupont. Plus Rosslyn is so depressing and sad and grey

Neither. Always go 30 year and overpay the principle.

Buy somewhere hasn't peaked yet but soon will if you want real appreciation.

Unless the rosslyn condo fee includes utilities and a pool or a swag gym I plan on visiting at least weekly, I'd pass on both. Soo many variables, but (IMO) condo fees blow the case for buying over renting out the water. Assuming 20% down in each, PI + condo fee will be about 1900. If you can rent a place for the same amt (i.e rent + condo fee) you're probably better off still renting, as people mentioned, since you probably won't be in the studio long enough to redo the benefits of buying over renting.

Agreed with BA1. I would stay out of buying your first home in VA for appreciation reasons, but try to get the most sq ft per dollar you can while minimising coop/condo/hoa fees while minimising distance to metrorail station. I am working on a linear program solver that optmizes real estate search results based on these criteria

Pure curiosity - for COVID treatment, it sounds like Trump is taking Veklury and a Regeneron polyclonal antibody drug.I haven’t seen a pAb product, but I’ve worked with multiple mAbs. Are pAbs produced significantly differently and are there more on the horizon? Thanks!

What are some easy to make, low stress holiday meals for a school holiday staff party? I was "volunteered" by our principal to set it up this year (🙄). I'm making decorated sugar cookies but kind of drawing a blank when it comes to savory dishes. Bonus points if you have any adult holiday themed games or fun drinks to suggest! It's off school property and there will be a bar (thank god), for context.

8 years experience here, employed but on the job hunt. How do we feel about jobs that have a lengthy application process? Example: I applied on LinkedIn, then they asked me to apply on Indeed and take two 30 minute tests. A day I was asked to answer 10 written answer questions. After I finished that I was invited to “tell the more about myself” in a 15 minute phone interview. Am I being a brat? It just seems to be a lot of hoops for a preliminary interview. It’s event planning, not the CIA.

Did anyone else adopt the new Florida Wonders curriculum? We just adopted it this school year, and I teach 4th grade. My team and I have not found a good flow, schedule, or whatever you want to call it. We feel like it teaches too many skills in one lesson, and we are not able to truly teach anything “deep” enough for students to master. Does anyone have any insight? What do you do? Do you like the curriculum? Why or why not? Would you be willing to share what you do weekly/daily? Thanks!

We are looking to hire a FTE for systems integration. We are using Mulesoft as an IPAAS. I’m part of the hiring team. The pay is 6 figures it is fully remote, the benefits are insanely good and it can be your second job if you are very good. If you are great, it’s probably 15-20 hours of work per weeks. If you are good enough, I will even cover for you to coordinate with your primary job. DM me if you are interested as I’m tired of the crappy recruiting company we are contracted with.
