For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My offer was accepted! Yay! But my offer was $45k over listed price. I’m feeling sick! My realtor and I agreed it was undervalued based on recent comps nearby and there’s a lot of development happening around the neighborhood so I’m hoping the house’s value will continue to go up. Has anyone sold a home as-is? What kind of discount do you usually give? Parents did stuff to the house without permits back in the day (bathroom Renos, finished basement with a bathroom, etc.) and the house needs work. The person can do an inspection, but we wouldn’t fix any of it. I think FMV of the house based on comps would be around $900k (comps that need minimal work in the $1.2m+ range). Is that too much of a discount? There’s nothing structurally wrong with the house.

Planning to do a bunch of renovations. Nothing structural but def not anything I’d DIY... painting, kitchen (countertops, cabinets, tile), a few bathrooms, light fixtures, new storm windows (but not full window replacement). Do I find one home Reno contractor who can do it all? Eg they will just subcontract to specialists if they need to? Tips or watch outs?
