4K to rent for a single person with TC around 280? Seems a little obscene but major homebody with no debt / limited expenses. Probably not the time to buy but hate to burn the cash

If you're asking about affordability, assuming minimal other debt that should be no issue at all. For comparison, have a 3k mortgage with HHI around 220k and about 1k other debt.

I feel like people don’t take me seriously at my job given that I have a junior title. Half my job consists of chasing after people and no one bothers to answer my emails or follow up. Usually the requests I have come from my boss or for big projects we’d be working on. Thankfully, my boss helps me out & emails the people I need when I tell her no one responds but they’ll answer her in 2 mins or less when she sends it. Though I’m happy she’s helping, it’s such a pain in the ass to wait around.

Curious about thoughts on on discount points (I think I’ve already read every article on Google). I am refinancing my personal residence (future rental) as well as a rental property. The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. I get that’s a very long time to break even, but I have no intention of getting rid of the properties and doubt rates will drop much below current. Max breakeven point for you?
