It's so hard to know whether to make a down payment when partnership is two years away and a big question mark..

Can you afford to buy something you like today? You can always buy a cheaper place and then if good news hits, put it on the market and upgrade. Better than flushing your rent money down the toilet

I don’t get this at all. Partnership is not a panacea to economic uncertainty. Pay for something you can afford now.

Agreed, buying something you could still afford if your salary were 60% of what it is now is a safe move because you have to assume 0% chance of making partner. The frustration is that it’s misleading to say that that’s equivalent to “something you can afford now.” In addition, when you get down to particular circumstances it might defeat the purpose of buying to build equity instead of paying rent to someone else if your strategy is to pay for closing costs for two home purchases in a small time frame.
