What are your RE goals? Do you want to use RE to build a cash flowing portfolio or simply looking to diversify?

I would definitely have a mortgage and get a 2bedroom. It’ll be easier to sell down the line and will appreciate better. You also get the mortgage interest write off on your taxes, which lowers your taxes.

It’ll be my primary residence since current lease is up in November, will stay here for at least 2-3 years and if I move, it’ll be a rental property

You’ll get better equity return with leverage. We were 80% leveraged and quadrupled our equity.

Kinda confused when calculating IRR/MoM in LBO, especially when it comes to net debt. When buying the company, you are responsible for refinancing the exisiting net debt (ie the PE firm has to take out bank notes / equity to cover the net debt), but when you are exiting the company, you have to use your own proceeds (EBITDA upon exit x Exit Multiple) to pay off the remaining debt. We have recently built a new house in my hometown and im living with parents. The Land is on pur relative and we are yet to register it to us. So currently its not on my parents name.

I want to claim HRA by showing rent paying to my father. I guess i can create a rent agreement online. And i can file ITR for my father.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
