A white friend is looking to buy an apartment. One apartment is in an older building in an established neighborhood. It doesn't have an in-unit washer/dryer. The other apartment is in a brand new building in a historically black neighborhood that has seen a lot of gentrification but it's still near a project with a gym, a nice roofdeck with a grill and in-unit washer dryer and costs $100k less. She's considering the first place despite it being more expensive and older. Racism is expensive.

Doesn’t upset me one bit.

likesmarthelpful

If her choice is based on not wanting to live near the projects, that’s not racism. I don’t either

likesmartfunny

Looool I read this as she was a white liberal trying very hard not to be a gentrifier. If the story here is that she's just straight up racist, why are you calling her your friend?

likesmartfunny

To be fair, there's more to buying than just price and amenities. But yes, racism is expensive. Her loss.

like

You call her a friend and racist in the same post. How do you square that? Also, location matters for real estate. Maybe the schools are better, more to do in the immediate vicinity, less crime, etc. but clearly there is something if the market is telling you the place with less amenities costs more. I’m black and I don’t wanna live near or in the projects, I been there. And not that I’m taking up for your racist “friend” but what can the whites really do here? If they move to the black neighborhood and save on cost of living, they are a gentrifier and will be as labeled as such. If they move to the presumably white neighborhood and pay more, they are racist. I guess she should be homeless, that would truly be “anti-racist.”

likefunny

I call her a racist in the sense that all Americans, all Westerners really, are recovering racists. She's actually probably wouldn't totally disagree sheet a moment is discomfort. She's also doesn't have and doesn't want kids so the schools attract an issue. Even if this were an issue there are solutions for that (I know a white family who has been raising their children in Harlem for the past 18 years. They sent their kids either to charter schools or I think to regular public schools in Harlem. Their oldest just graduated from Stuyvesant and is on his way to Harvard - though to be fair he's also a double legacy. I would just put her in touch with them if that were an issue).

Curious what city?

There UES would make her commute easier but I'm assuming she'll own the apartment longer than she had this job.

You selected a few details about each apartment and posted them to paint a very specific picture. Is this really all she is basing her decision on? Not wanting to be in a predominately black neighborhood? Because I'm black and wouldn't want to live near a project if I could afford to move elsewhere. Most of the people in the project are trying to get the hell on up out of there too. Why wouldn't she have that same perspective?

No they're sale prices for condos

VP 1 & 2 - You know I initially didn't think of it as a white liberal not wanting to be a gentrifier because A) It's too late for this part of Harlem and B) I as a small Black female, also don't really want to live near projects either. Difference is that I take nearby projects on a case by case basis. I also know that a neighborhood can change drastically from one block to the next. I also live in Harlem not to far from where she's looking. I definitely live in a bubble of gentrification and I don't care what people think of it. Makes me feel safer as I tend to come and go by myself sometimes late at night. I want to be comfortable walking back from they subway at 2AM. And truth be told the area where she's looking had seen more action than where I live. There have been more shootings in that area of town for instance over the last few months. The Citizen app shows much more police activity around there even closer to the building where it doesn't show as much within a 2-3 block radius around my building. I've said myself I'm glad I live up where I do and not further down where is busier. But in a choice between the first building that is more centrally located but is older and doesn't have all the same amenities and where they're there, they're older and a bit more run down (in addition to no in-unit washer/dryer they don't have their own gym but they get a discount to the commercial gym on the ground floor. They have a roofdeck with grills but I've heard it's pretty lame from a mutual friend that lives there) and they place in Harlem I'd go with Harlem. The place in Harlem is new construction, has its own gym, double glazed soundproof windows and *2 levels* of a roofdeck with grills and lawn chairs. AND it's $100K cheaper? Oh and the Harlem place has an in-unit washer/dryer which is a BIG DEAL in NYC. I have an in-unit washing machine (I'm renting and the washing machine is mine but apartment has a hookup for a washer dryer in a special little closet just for this - I don't think I can ever go back to using a communal laundry room. She still hasn't tasted the freedom of being able to do laundry without leaving her apartment and says she can live without it. If I'm paying nearly a million dollars for an apartment I want at least an in-unit washing machine). The project diagonally across the street isn't so bad that I need to pass that up. Especially when considering the overall neighborhood. She has been doing all kinds of homeless activism and has been involved in a racial justice group over the pandemic. Through these and her generally progressive orientation she has learned to recognize her own implicit bias which is a LOT more than one can say for most white people and even many Black people. I look at it this way: if she makes an offer on the Harlem place she'll have a nicer apartment at a better price and she'll live walking distance from me and we can hang out around the neighborhood. If she takes the UES place that will be one less gentrifier even though that doesn't make as much of a difference in this part of Harlem. Personally I'd go with the Harlem place but I already live here and am biased... PS - FWIW she did acknowledge that the Harlem apartment is a better investment

There have also been shootings on the UES and UWS. Believe me when I tell you that this area isn't so bad generally speaking. She framed as "feeling comfortable" there and later spoke of "complicated feelings around being a visibly obvious gentrifier". I straight up told her that they're plenty of white people in Harlem especially around there and that is she doesn't move to Harlem I'd not like this will stop gentrification - which I honestly don't really have that big of a problem with because I wouldn't be able to live where I do without gentrification. So now she wants to look at buildings near me I guess because sheet knows the area. But true it's complicated. The area a little too the south of me in Harlem is definitely more happening but then it's definitely.. more happening crime wise. I'd argue however that being in a luxury building on a main street might mitigate things. I know another white couple that left Harlem for the UES and they told me the biggest problem was package theft which could happen anywhere is there's no doorman registering and holding packages.

This sounds like great news! I openly compare gentrifiers to colonizers, so maybe ole girl heard me 👏🏾🙌🏾
