I joined TCS 1.5 years back only in Oct20 as an Asso Consutlt (C3B).
in Jan22, I appeared for Tech Mah interview process and got selected as a Project Manager position, they have offered me 40% hike.
Currently I am on notice period, resigned from TCS last month but still not very convinced with my decision there is still a 2nd thought like whether should I join TechM (obviously bcoz of leaving TCS and its facilities, job security and no hire back policy).
Please guide me.

I prefer being out of debt events low interest rates. That being said $191k payoff at 3.25 is a lot of money taken out of the market so take the gap between market gains and your interest into some serious consideration.
Put max (10k) in i-bonds right now for starters.

There is a also a tax deduction on mortgage interest making the overall cost of interest less for many peope. I'd check with your tax person before making a decision on that.
CD way too conservative, you’re not even beating inflation - buy stocks - or index funds - after paying off mortgage.
I’d personally invest all into stocks and or index funds. And not pay off mortgage. You can earn more in the markets than house value. But depends on house market where it’s at.
