About to close on a house and my lender just informed me that my RE attorney said the seller’s attorney will be the one to order the title. Is this normal or strange? I always thought that the buyer / buyer’s attorney was the one who ordered the title.

Probably depends on the state i would assume. Also the contract terms. In sc, buyers attorney almost always orders title on residential deals.

It’s a “boys weekend” (kids w/dad). Their grandad is also in town, since Wed. Dad has called to ask to have the boys in the evenings (i have W &Th, always). We have fully renovated our house, now nearly everything is new. new windows sidings all interior finishes newly expanded yard etc. we are on market for a while now and haven’t received an offer we wanted. Feedbacks are no grass in backyard and price is high in the neighborhood. However almost none of our neighbors’ house have been renovated like ours and our appraisal came higher. There’s one room downstairs with built in cabinets that we ripped out and patched / repainted, however the non-uniform drywall texture was very obvious so we called drywall repair out to retexture (orange peel look). They spent a day sanding down and retexturing and it looked great, waited 2 days per their instruction and primed / repainted…

Would love everyone’s thoughts! Which of these two options would you pick if your goal is to buy and hold for appreciation purposes given these are in a very hot market. Both same lot size.

Option 1:
- $175k lot located on very busy street but across the street from new $700k townhomes and restaurants

Option 2:
- $250k 3 bed/1 bath fixer upper located at end of dead end street, houses on street all fixer uppers, located down the street from Option 1 (so also near new builds and restaurants)

How should we structure the deal? What would you want for bringing $80k to a deal?

We would do an equitable split? Obviously they'd get 50%+ of rent but do they get more rent up front?
