About to list my townhome for sale in a Chicago suburb. Any suggestions on how to price it right? Should i get a property appraisal? I have done alot of renovations recently and don’t want to price it lower. Realtors i have spoken to suggested based on the recent home sales in the area but not too many similar homes were sold in the zip code to get a good idea. Appreciate ur responses.

Realtors will be your best guide. A good realtor will use a combination of recent sales and similar condition to determine the price. They should also have a gauge of what buyers want and how much they will pay for their wants.

We are still waiting for our refund for 1040 efiled in March (still pending per where's my refund) but now realized we're not going to get the monthly child tax credit payments because "Your eligibility is pending." We qualify using 2019 or 2020 amounts (stay at home spouse).

We don't need it early, but have to imagine that countless others are in our situation but don't have the luxury of waiting. I've called IRS at least a dozen times since but never get through to an actual person.

I know Bitcoin gets a lot of exposure but if you invested in Stellar or Ethereum over the last year, you would have a higher rate of return versus bitcoin. For any new Investors, you should definitely take a look at other crypto’s outside of bitcoin.

Im very bullish on Stellar and Ethereum as they have actual use cases. I don’t really believe in the bitcoin inflation protection use cases.

Early into career in Technology Consulting at a large firm (think Big 4). Have some experience in implementation and it has been fine but not where I see myself long term. Would you try to negotiate price change after signing a P&S given the following facts? The home had a pipe burst in November 2021. The pipe is fixed. Damaged area is down to the studs. The home itself is over 130 years old. When we signed the P&S the market was still hot, so we couldn’t negotiate a home inspection. Contractor quoted me $11,000 to clean out a 3rd floor walk up attic of blown in insulation (25’x40’) includes removal of floor boards, vacuuming of blown in cellulose insulation, installation of fiberglass insulation, demolition of walls in a small (20x20’) and that’s about it.
