Just look at comparables. Similar home style, within a mile radius, sold within the last 3 months.
Look at price per sqft for similar quality and style homes sold within last 3 months
If you are listing FSBO, there is absolutely no harm in starting stupid high and slowly reducing your price, unless you are in a hurry to move.
Just playing devils advocate here. “Time on the market” translates to “they don’t get paid as quickly”. I truly do feel that realtors are incentivized to promote a quick sale rather than achieve maximum sale price, because while that might produce an extra 20 or 50k in your pocket, that’s only a couple hundred extra bucks in theirs, and it’s much more time consuming. Everyone takes shortcuts in their jobs, even realtors.
It's generally pretty inaccurate, especially in this market. Are you trying to avoid a RE agent?

I would’ve been out about $150K if I would’ve gone this route in a similar market. I get why you’d want to avoid a realtor but they paid for themselves 5 times over in my most recent home sale (Zestimate said $550K and sold for $700K)
Fair. But no way I would’ve been able to push the bidding war that high. We had people offering for $625K before the open house to beat the rush and I wanted to accept, realtor advised we could go higher. So there was real value there
