About to sell my house in Charlotte. Can I list it at the Zestimate and expect to get that amount?

Is there any reason not to open and invest in a 529 account? We've told our goddaughter's parents we'd be happy to contribute and they've been really weird about setting one up. I guess the grandma even set one up independently after trying to get them to do so. The excuses they tell us are clearly avoidance so we aren't pressing further just want to make sure it's not something else I'm missing from a fundamentals standpoint.

Is there an easy/efficient way to figure out how much you've contributed to vs earned in your Roth accounts? I started contributing >20 years ago to my employer's Roth 401k and have rolled it over to a Roth IRA and moved it between multiple custodians, e.g. Fidelity, Vanguard, UBS, Personal Capital, etc. It is unclear to me how much I contributed vs how much I earned by investing it.

The purpose of doing this is I want to use $10K of it, but want to prove that the $10K is from my contribution.

Bought a condo and was informed by the existing tenant that the bedroom window in the winter collects way above normal amount of condensation to the point that the floor beneath the window is soaked. Tenant said they informed the prior owners numerous times to the issue but were ignored. No mention of it on any disclosure form. Is this grounds for a lawsuit? Pretty new the property owner stuff.
