After getting an accepted offer my buyers agent informed me that there is an additional $595 administrative fee due to his brokerage for admin services like doc storage and office supplies that I am supposed to pay. We purchased a home last year with a different agent and company and did not have to pay this fee. Is this common practice for buyers agent to push their brokerage fees to their clients? Isn’t this why they are getting paid thousands of dollars in commissions? Any insight is helpful

While this line item showed up on closing costs it was taken care of by our agent. Not normal!

Yeah that should be part of the 2.5-3% commission they “earn.” In the middle of buying and selling and my agent has not had to put in nearly any effort for the amount his firm will make.

Mine told me the same thing. But because we would do VA loan, he is not allowed to charge it.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed

Thanks
