Hi! I am preparing to rent out my condo in Alexandria (off edsall road) in the spring. Anyone have any tips for first time landlords? I’m planning to work with a rental mgmt company that has 3 properties in my complex. They’ll charge 1 month rent for the marketing and 7.9% mgmt fee. I am moving to a lower COLA and don’t mind paying for the mgmt, but I haven’t found a good cash flow calculator to forecast taxes, etc. Any guidance would be appreciated! Thanks.

I've received salary breakup from TCS HR, it's for C3B grade (Asso consultant). Total CTC offered is 35 LPA. Offer letter will come after I give consent on this salary breakup.

Performance pay component which includes monthly performance (HR said it will come every month) and quarterly performance (HR said it will come at the end of each quarter based on the project performance). Wanted to understand does this quarterly bonus comes 100% or more than 100% or less than that?

What banks will do a HELOC on an investment property? It’s fully paid (no mortgage) and worth $600K. I’ve heard small, community based banks are the only ones that will do it.

Got a call from my accountant that my efile was rejected because someone had already filed. Seems like a new fraud thing for a get rich quick fraud scheme. Accountant seemed very on top it and said he already filed a claim with IRS, saying he’s seen it before and knew how to handle.
