Am I being unreasonable here - my place is up for rent, I did not want pets and I wanted to rent it out furnished. We got an application from some tenants who have two pets and don't want most of the furniture. I'm making an exception and putting the furniture in storage, but I'm adding a security deposit for both pets and also monthly pet rent for both pets. So originally it was $2300, I'm asking for $2380. They are saying they banked on the $2300. Should I try to negotiate $2350?

I find it funny that people are so anti pets. I have two cats and a hyperactive, very strong preschooler. Let me tell you something. My son is capable of way, way more damage to my apartment than my cats. Yet there are no extra charges for having kids (probably not legal). The things my cats damage are my own things (rugs, furniture etc). They don’t do anything to the structure of the apartment. Any day now, my son could very well punch a hole in a wall.

I have a four year old kid living with me. So I guess he should really be paying rent? I’ll be on the lookout for child rent as the next big way for landlords to screw people over. Forget about school kid! Gotta pay your share.

Landlords typically do have restrictions on how many people can live in a one-bedroom, two-bedroom, etc so you indirectly are paying “child rent”

Back when I was renting I would have walked away from someone as cash-grabby as you. Get a little more in your SD and call it a day. Pent rent is something that sounds like what a large sleazy apt company would charge.

I don’t think charging $40/pet is unreasonable. If they can’t afford the extra $80/month, I would assume that $2300 is a tight budget as well. What is their monthly combined income? At least 3 times the rent? Do you know if they are current or former students who may have student loans or any other outstanding debts? Try to figure out what major bills they have that would not allow an extra $80/month into their rent budget. Investigating a tenant is number 1 in property management. You’d be surprised the things you find with just a little extra time to investigate. Speaking as a former PM.

I think the added security deposit should be enough. If you’re worried about damage you could add in quarterly inspections. You may end up with a service/emotional support animal and then be out the security deposit too.

So..there was another thread on here where a bunch of people commented that pet rent is normal. I've seen it myself in so many listings in my area.

Definitely charge pet rent. I usually don't rent to tenants with pets but on the rare occasion I do, I always charge pet rent.

The people saying it's "scummy" aren't rental property owners. How much are you having to pay to store the furniture, $50-100/month? That has to be factored as well.

The bigger flag is that they were "banking on 2300". If they're just playing hard ball that's one thing, but if they (truly) can't afford 3.5% more then they will stuggle to pay rent each month. Avoid tenants that barely qualify if at all possible, that's not a good situation for either party.

Yes. But don’t do a security deposit. Call it a “non-refundable move in fee.” We do this, and you will never have to refund it. You could also charge a separate “pet fee” which would also be non refundable.

It IS a thing, but it SHOULDN’T be a thing. If you have concerns about pets, imo, the honest thing to do is set a refundable pet deposit that can be used for cleaning stains, smells, damage, etc. caused by the pet, if needed.

We have both a larger security depot and pet rent. $250 extra deposit and $30/extra per month for pet rent. Not a ton but it’s something. We definitely see units with pets in worse condition than our non-pet units.

We charge 30 / pet per month at the apartments I work at. Also 300$ non refundable fee per pet

What kinds of dogs do y’all have that are tearing up your houses? I have full size 2 Australian Shephards who shed a bunch but that’s about it..

Advice on dealing with criticism of your writing? I write, my supervisor rewrites it, then her supervisor rewrites that. By the time it gets back to me, I just want to go with what the last person came up with because it's so much better than what I wrote, and I'm so weary of the repeated exercise. The process is taking the joy out of writing and negatively affects how I feel about the writing I do outside of work for mere enjoyment.

Advice please. My first rental. Renting a house to an individual (over 18) and their parents, high profile, are going to be paying the rent and associated bills. Background and credit check hit a snag on Zillow because of “high security” with their identities. How to go about this? Just make them sign a lease without cleared checks?
