I'd recommend to not do it yourself first if you're in consulting. Just hire a pm for the first year and see how it goes

MA is very tenant friendly, which means you do have to take extra precautions to protect yourself as a landlord. The state is really particular about a lot of details that can end up hurting you if things go south with a tenant. That said, I’ve had great luck with tenants in the 10+ years that I have been a landlord in Boston.

For instance, did you give your tenant their security deposit interest back last year? Doesn’t matter that it was $3

Following. Where are you landlording?

Boston

Have a contract, research local rental/ housing laws, and take pictures/video of everything before they move in for insurance

Where can you find the local renting laws - I’ve been trying to find mine with little luck

Friends I’d love some help- Finally had a transparent convo w my parents about their finances. They were hit very hard in 2008 in their mid 50s, have recovered a bit but now they’re 65+ and need some advice. They have roughly $250k home equity (and ~$230k mortgage at 3.1%). $90k cash. Then $250-300k in IRA (80/20 equities/fixed income). Get ~$4k/month combined social security. No long term care insurance. Use Medicare + pay $250/month for supplemental health care.
