Any advice on property investing during covid? I want to buy a small single family home and rent it out but in these circumstances I'm scared if I'll get tenants or not.

I was considering buying a rental property myself.

First off, I wouldn't buy a single family house with the purpose of renting. Look for something with 2 units at least. This will mitigate risk of periods of unoccupancy. And you are much more likely to get better ROI. And I don't know your market, but I doubt renting houses is in as high demand as renting an apt like space, with some benefits of a house.

Second, given the COVID situation, I'm holding off. The last thing I want to do is try my hand at being a landlord at a particularly trying time. Did you know that under certain circumstances evictions have been suspended for up to 90s due to COVID? Do you know enough about your area to know if your target renters are disproportionately effected by unemployment? What would you do if you lost your job?

My recommendation would be to hold off until you have a sign that we're on the general path up. Also, seriously consider a multi-family property where you occupy one unit. Seriously reduced your risk and you can move out after a year or so.

A couple things -

Invest in building/property report - comes at a cost but affordable considering you want to know what exactly you're investing in.

If property is listed for sale, real estate agent will help you get you the info on HOA.

Through a pandemic or not, people need a roof over their head. Look into the last 5 years of the city history. Population, business investment, quality of schools... that's going to give you an idea of the community.

Investment in property is not short term gain so use these indicators to help you make the best choice.

I quit drinking at the first of the year because I was drinking too much as a way to cope with Covid. 99.9% of the time, I’m glad I quit drinking. And then there are those nights when I just want a glass of something to take the edge off, which makes me think alcohol was more of a coping mechanism than I thought and it’s probably a good thing I’m not drinking. I don’t even like wine very much, but I miss that low level buzz that makes everything a little less loud.

I have started working from jul2019 and I have filed my tax return for 2020 and 2021 tax years.


However I note that there was withholding of some amount in 2017-2018 and 2019 tax years ( withholding from comission received from insurance commission from lic and United india)

I have not filed 2017, 2018, 2019 return as my total income was less than threshold

Is it possible to file return for 2017 , 2018, 2019( all r in refund) now without paying any penalty?

All my six-figure salary consultant friends are ranting about how poor they feel right now because their IRAs/portfolios are down. Think the people in this industry need to take time to volunteer or engage with some tougher parts of town and understand that by virtue of even having investment accounts, that they’re more financially safe than at least 50% of America. Sad to see

2nd post on catching covid

I am lucky to have mild symptoms.

I do have 1 symptom which is troubling. I feel extreme anxiousness. I have trouble sitting still and trouble sleeping. I have trouble concentrating. The doctor says anxiety is a somewhat common symptom and that Cedars Sinai is studying the potential for long term impact.

Anyone else experience this? I have never felt this before. I have a huge new appreciation for those who suffer from anxiety on a regular basis in everyday life.

I have a 25K loan from my MBA. I paid off 100k whole, after graduation. 3 years ago, I moved my loan from federal to private ( SOFI) account. I recently lost my job. I have applied for unemployment, as the severance that I received will only cover for 2 months. Together my husband and I used to make less than 250k after tax. Now, with a loss of pay , we are going to make less. Do you think I will be eligible for Loan forgiveness?

I got an offer with Deloitte India. It says my designation is Manager and my career level is Manager. And the business/ service line is consulting.

I have another offer with EPAM which is only 2 lpa less then Deloitte India.

I’ve seen a couple posts lately with comments saying that people should not use a Roth 401k. Does the logic below capture the spirit of that concept?
1. Use trad. 401k to reduce taxable income now. Convert to trad. IRA once retired, then convert gradually to Roth IRA (ladder, SEPP, etc.) at lowest marginal tax rate
2. Use Roth IRA (and/or backdoor Roth) to take advantage of tax free growth and ability to withdraw principal early without penalty
