Any difference between buying VTSAX and VTI? I know VTI is the traded ETF but is there any advantage to dropping 3k directly with Vanguard for the admiral shares?

No material difference, mostly ease of use. I like the mutual fund version (VTSAX) since I can set automatic contributions in the dollar amount I want, vs. having to buy in increments of the share price (and also having to do it actively with the ETF vs. set and forget). If you already have the 3k minimum I'd go straight to VTSAX rather than mess with VTI.

Automated investing going forward, partial shares. Expense rate is 0.01% higher though for VTSAX (0.03 vs 0.04)

How do people save for a down payment on a house? My SO and I make a combined 130k salary, currently rent a 1br apt for $2250/mo, have other debts of 600/mo and 15k in savings. Neither of us have been able to save much since we started to rent the apt (6 months ago).
