Are you going to be involved with tenant management? If so, you will quickly see how big/small your heart is. That tenant type is one unexpected expense away from missing rent (ie, car needs repairs or family/friends need money). If you dont work with them, that pretty much means they are getting evicted.
The property is going to get beat up badly, if it's not already. They were made cheap and they break easily. And since these Tenants are fearful of eviction if they complain about property damage, they usually stay quiet about it. Which means you will walk in on Tenants living in terrible, terrible conditions.
The margins of low-income renting are good, but you will be spending a good amount of time and resources on evictions and repairs. If you can get a good amount of Tenants from the voucher programs, that would be ideal.

Also, add water monitors that send water usage to you. That way, you can immediate turn them off when a pipe bursts.

529 NY question. I want to setup an account for my daughter. Planning to contribute $10K to maximize the tax deduction as a married couple.
(1) Should my wife and I setup two accounts for our daughter with $5K each? Or ok to setup a single account under one of our names?
(2) Understand $10K is below the annual gift tax but 529 is considered a gift. Is it good practise to document this in some shape/form? Like a one page doc that my wife and I sign stating we gifted to a 529 $10K in 2022.

I’m looking to purchase a home. I have enough for 20% down and I qualify for a traditional mortgage but my dad suggested he lend me the full cash to make the sale that way I have more negotiating room and can close faster. But now I am in confusion whether even if I get an offer for $300k , when the buyers bank does appraisal and if it comes below $300 k , then what will happen. 1.
