Any foreigner (non- US resident) here with investment property in the US? How has been your experience? Would you recommend getting an investment property in the US as foreigner or stick to where I’m now (Australia)?

If you make sure you get your proper compliance done as a “non-US resident alien” (as they’re called, e.g. with FIRPTA) + learn the market and incentives as you would for any RE investment, it’ll make sense. Most of the headaches beyond what you’d find elsewhere in the developed world are mostly paper shuffling. Don’t underestimate the learning curve on each market and sub market though inside the US though (e.g. Columbus, Ohio vs New York City). Feel free to DM if you want to chat.

Hey Fishes,
I am a software developer with ~4 years of experience. Recently I joined a coaching for preparation of some good companies like Google Amazon etc.. It is a small coaching class where I get coaching with 6 college students.
The issue is that the teacher we are having here is very strict, he will beat us like small kids and also make us murga for mistakes... At the same time he teaches superb good. Not sure if I should continue with the tution or not.

Ok, maybe this has been done before, but I want to get a real life sense of the difference between EPLI and Private L&E (management side) practices. Let's do a poll:

1.) Primary source of business: EPLI or Private Companies?

2.) Number of matters you are currently working on

3.) Average billable rate (your year)

4.) Normal working hours/wk

5.) Percentages: Litigation vs Counseling

6.) Type of firm: ID, Big 4, Boutique, BigLaw, etc.

I'll kick things off in comments.

Lender shopping before I close out on my first home. Is 3.5% a good rate for putting 20% down on a home? How can I go about having my lender match other lenders? For context, the home I’m building in Texas has a lender that will cover $5k in closing costs if I go with them, and that’s the rate they’re giving me. I realize the rates are going back up and just wanted any advice on if it’s best to lock that in the next week or keep shopping as my closing is May 14. Thanks in advance!

One item borrowers shopping for mortgages get too caught up in is rate. Most borrowers don’t know how to read a loan estimate and get taken advantage all the time. Just because a lender/bank offers you a low rate doesn’t mean it’s best deal. Most cases, especially now since rates have gone up, you are being charged points for some of these lower rates in the 4s. If you don’t know or understand discount points feel free to shoot me a message and I can help you review estimate and see if can beat
