My clients are pushing back on it this year, and I can't say I blame them. If I were in their shoes, I'd rather take the risk of not filing than the expense of filing again. Should i transfer my first home?

New landlord - found a tenant, signed lease, what do I do next - here's what I think but can someone help let me know if I'm missing something:
- collect security deposit and set up payments
- share all utilities info etc
- schedule check in with tenant the day before
- have copies of the keys, mailbox keys, garage door opener
- walk through the home witht them the day before
- they pick up the keys the day of and move in
- call utilities to make sure they were properly transferred
