Senior associate (SA) thought I was trying to make them look bad in a meeting with the partner when I genuinely asked for clarification on a point (just joined the team and the meeting was supposed to help me get up to speed on the deal). SA confronted me after and told me to watch what I say (I didn’t say anything controversial, just asked for a copy of a doc). Clearly not the best way to start working with someone, any advice on how to move forward?

Anyone has extreme caffeine sensitivity here? I stopped drinking coffee since September because Everytime I would drink coffee, I would get really anxious and jittery a few hours after. Today, I was feeling sick so decided to make chai for myself. Black tea does have some amount of caffeine so I got very jittery 2-3 hours after consuming it. It is killing me and I guess I should give up on occasional chais too 😔

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? Closing on my first property, and my lawyer is completely useless, to the point where he delayed scheduling the closing (despite there being no issues on my end or the sellers, and despite me and the lender constantly asking him to do it) until the bank stepped in and threatened to undo the loan requiring me to reapply and lose the interest rate I had locked in. Is this common? I’m a lawyer myself, and would never have been so flippant about this sort of thing.

Are there any attorneys here who can tell me how fractional.app’s model works with respect to securities laws? It appears that fractional is only facilitating by allowing people to post opportunities to the site and doing the admin work, but aren’t the folks posting to fractional selling securities by selling membership interests? Yet investors do not need to be accredited and there’s no mention of a JOBS act exemption or similar.

HOA - doing something without approval.....was planning to change my windows without hoa approval but my neighbour snitched. I came clean to the hoa and now I need to go through a 2 mo approval process and they might not even approve my windows. I paid 7k for them. I am now feeling regret for not just ignoring the hoa email and then still installing and dealing with the fine on the back end ? Thoughts? I’m also worried now that I’m on some radar. Make 6K a month give or take post taxes (+2k a month on the side contract). Looking to buy a 3 or 4 unit and rent out the other units and trying to keep my mortgage payment to 3k all in. Would pushing it to 3500 be ok? Other 2 units can bring in at an ABSOLUTE super conservative minimum 1800 a month

Is it really possible to find an investment property that can cash flow positive in today’s day and age? I feel like I’ve tried multiple states (TX, TN, AL) and the numbers didn’t look amazing even to start but now repairs coming in and just takes away what little cash flow was coming in. Is this strategy not really feasible unless I pay down payment more than 25% to keep mortgage payments low?

Hello real estate 🐠 - this may be a silly question/mindset, but my husband & I are trying to purchase a house next year but the thought of asking a realtor to show us house after house is stressful. I know it’s their job, but I wish there were more independent ways to look at houses on our own as I want to just tour many, many houses to get a sense of what’s good or not.
Anyone feel the same & any strategies you’ve used (like using multiple realtors)?
