Depends on what you are interested in within RE. Wholesaling, Buy - Rehab - Sell as a Turnkey Provider, Buy and Hold for Cashflow or Passive Investing in MFH syndications, etc.
I would suggest to start with biggerpockets.com, they have a huge blog section and user forum, lots of book suggestions on their library, syndicationschool.com by Joe Fairless, he has a long running podcast, also checkout Real Estate Guys podcast.

Hi all, looking to buy a fourplex in Austin TX. Off market they will accept $625k “as is”. My only financing option is fha it seems since I don’t have 15% down. Current rents are $4300. It’s in south Austin part of 78704 but a really bad street. My thoughts are it’ll gentrify and I’ll condo regime it. Any major concerns, am I buying at the peak? 30 days till closing and I’m entitled to 2 more walkthroughs. Sent preferred dates and time to realtor last week and she said she would get back in a couple of days. I haven’t heard from her for a week, sent a reminder yesterday and she said the dates were confirmed and she thought she had told me. We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.

What happens if I have enough for a 10% down payment and maybe like $2-3k left (excluding emergency savings), but not enough for closing costs? Can I get pre approved? Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.
