Any recs for a short-term loan lender for flipping houses (no renovation budget needed). Most I am seeing require me to make 6mo worth of payments and I’m trying to turn it around quicker than this

I use a revolving portfolio loan secured on my brokerage accounts (instead of the real estate) to buy short term properties. No appraisal/origination costs (to the seller I'm paying cash). Interest is 2%+Daily SOFR

This is a super interesting option for whenever I get to that size. Thanks!

Since COVID I have been actively recruited by several agencies. While being sought out for your experience and reputation is complimentary, what isn't is being ghosted by senior leadership on conference calls or video interviews. Has anyone experienced an uptick in being ghosted by interviewers?

It’s been close to half a year since I told a recruiter I’d get back to them with an updated book. The reason why it’s taken me so long is because of a family friend passing from covid and me also feeling like my book was never good enough. Since it was my dream agency I wanted to show my best self but the pandemic cancelled basically all the projects I was excited about putting in my book and all I really have is mostly student work. Given the strength of the dollar vs the euro, could people purchase euros here in the US (banks/money exchange stores) and sell them later when the Euro becomes stronger? Is this possible/legal? Is it worth it to refinance for $100k mortgage? Current interest rate is 3.875%, one year into a 30 year mortgage

What are your thoughts on high property tax properties. Currently in NY but planning to move to Bergen County, NJ for good schools but most of the places have property taxes of $19K and above

For investors, at least two takeaways from this are more people are buying pricier houses. A second is the less expensive houses in the $100k to $250k range is appealing for those less qualified.

I'm applying for an LLC mortgage for a rental property and the bank is requiring ALL utility bills from the past year in order to verify expenses, which I have to request from the seller...is this normal? Seems like overkill, esp since the rental income is 50% higher than total expenses

I’m looking at buying an apartment as an investment that is down the street from my house. Newly renovated, Good location, close to shopping and a soon to be opened light rail station.
Challenge is that with 25% down and almost 7% interest, the all in costs (mortgage, taxes, insurance, small HOA fee) would have me breaking even or maybe negative $100 a month vs rent roll.

I am thinking about being slightly upside down for a couple of years until I slowly raise rent. Is this a crazy idea?
