I’ve had to quit a job after only a few months due to a racist boss, they were the only manager for my department so there wasn’t an option to switch. I leave it on my résumé because its the only relevant experience related to what I’m looking for but I get asked about all the time by recruiters why my time was short-lived. Any suggestions on what To say?

Today is Robert Smith of The Cure’s birthday, so I paid tribute by doing my pup’s hair all goth and spiky like. Can’t get him to do red lipstick though.
Since COVID I have been actively recruited by several agencies. While being sought out for your experience and reputation is complimentary, what isn't is being ghosted by senior leadership on conference calls or video interviews. Has anyone experienced an uptick in being ghosted by interviewers?
#recruiters #interviewer #ghosting
It’s been close to half a year since I told a recruiter I’d get back to them with an updated book. The reason why it’s taken me so long is because of a family friend passing from covid and me also feeling like my book was never good enough. Since it was my dream agency I wanted to show my best self but the pandemic cancelled basically all the projects I was excited about putting in my book and all I really have is mostly student work. Given the strength of the dollar vs the euro, could people purchase euros here in the US (banks/money exchange stores) and sell them later when the Euro becomes stronger? Is this possible/legal? I assume taxes would need to be paid on the gains? Never dabbled in Forex so please forgive the newbie question. This scenario just keeps running through my head when I hear the news. And I keep wondering why people arent doing this 😅

We live in a house that was built solely for the mountain views but we had to cut out some features when we were building due to cost. we are debating doing str or selling in the next year or so (there is a temporary str moratorium). We are trying to figure out what improvements will directly translate to rental / sales value. The following things are in the table: deck, garage, upgraded bathrooms, additional shelving / storage options (we have a lack of closet space).

We’re starting a hard money fund to get into some fairly challenging high interest deals. GP group is prefunding salaries and we’re looking for a a dynamic lending professional to come in to run underwriting and help with originations as well. Not opposed to giving juice in the GP entity. For investors, at least two takeaways from this are more people are buying pricier houses. A second is the less expensive houses in the $100k to $250k range is appealing for those less qualified.

Added these at cost, downgraded to basic grey paint throughout, removed blinds and builder accepted 460. Feeling cheated :/

I'm applying for an LLC mortgage for a rental property and the bank is requiring ALL utility bills from the past year in order to verify expenses, which I have to request from the seller...is this normal? Seems like overkill, esp since the rental income is 50% higher than total expenses
I’m looking at buying an apartment as an investment that is down the street from my house. Newly renovated, Good location, close to shopping and a soon to be opened light rail station.
Challenge is that with 25% down and almost 7% interest, the all in costs (mortgage, taxes, insurance, small HOA fee) would have me breaking even or maybe negative $100 a month vs rent roll.
I am thinking about being slightly upside down for a couple of years until I slowly raise rent. Is this a crazy idea?
