This isn’t lender-specific. Most loans are “conforming” meaning the originating bank will insure or sell them to Fannie Mae or Freddie Mac. This allows rates to be quite low as there is minimal risk for the bank. Fannie and Freddie generally require PMI above 80% LTV. For a non-conforming loan, banks are only subject to their own underwriting guidelines or the guidelines of whichever investors they plan to sell the loans to. These can vary quite a bit and often do not require PMI. That said, they are riskier so without some other compelling factor (more on that later), rates will be quite a bit higher. There are some factors that would entice a bank to compete for your business by offering an attractive rate and waiving PMI despite a high LTV: - Jumbo loans: Loans over a certain value (429k or 729k in most location) are by definition non-conforming. They also present high value to banks because, well, they’re big. - Reserves: If you have the money, but just don’t want to put it in the house, banks may let you pass if you show you have enough money to make payments of the worst comes to pass. Often, they’ll want to see 6 months cash + 6 months investments. - Wealth deposit: Similar to reserves, except the money must stay on deposit/invested with the bank making the loan. If you don’t meet these criteria, you can avoid PMI a few other ways: - HELOC eg 80/10/10: basically, you take a send loan (at a higher rate) for 10% which forms part of a 20% down payment. - Higher rate: depending on product and guarantor, banks may offer a higher rate to avoid PMI. While this sounds like another form of PMI, there is one key difference: mortgage interest is deductible while PMI is not.

I am newly in a wheelchair and am unable to find clear information on the ADA website about what my job is required to do. I’ve talked with my Union Rep and they are checking. I’m requesting to be on a 504 plan, but I have no idea if they are required to add handicapped entrances or not. I know I have to scan my badge to use the button, but trying to scan my badge, open the door, and not drop anything seems a bit unattainable to me at the moment. Currently in audit, looking to do tax returns for friends and family on the side to make a little extra money. Two questions: 1) would the firm have a problem with this if it doesn’t interfere with my work? I assume no since the firm probably isn’t interested in filing my brother’s return (he is a union electrician). 2) I have no experience in tax (I don’t even do my own return), so is there a good software to use for this or what is the best way to learn how to do tax returns?

I'm starting a union, all staff's, seniors and managers can join. the main thing we will stand for is an actual 40 work week in non-busy season, 55 hours in busy season, no one's busy season to exceed 8 weeks in a calendar year. No more gas lighting, no more goal post moving, no more "we just need to get this done even though we have less people and more work" every year, no more "improve the quality of the work without additional time, resources or support", no more putting the burden on people

Applying to a technical accounting position and the Company is asking for a writing sample. They have two options I could either write on a case scenario that they provide me or I can provide a writing sample from something that I have written before.
