What do web developers need most from graphic designers? I'm a graphic designer who's fairly new to the industry. My company has been designing a lot of websites recently, and we recently hired a web developer for the first time. Not sure what to do anymore bc every multi family house in my city has this issue. Do you think that I could make the point that as a 22 year old, I plan to be on my parents insurance for the next 4 years until I can’t be anymore, to negotiate a higher salary? I’m not costing the company insurance, so they can afford to pay me more is my reasoning. Am I crazy or does this have some substance behind it and how would I even start that conversation? Any advice appreciated. I make 56k now, looking to be around 60

I recently went on disability leave and my boss Auto forwarded my emails to my coworker. I have plenty of emails that I need to access that have to do with my getting appointed with the carriers and policies that I have signed for groups.. How do I approach this ? I am upset that he didn’t even tell me. Didn’t clarify weather it’s a standard thing or not so as to ease my mind, etc. NOTHING! Jerk doesn’t care about my success

Dog owners - how annoying is shedding?

I have never owned a dog, so I really don’t know how much shedding affects your household. I’ve looked into non-shedding breeds, but I would really love to adopt instead, and almost all the dogs up for adoption shed various amounts.

I am about to close on a property this week, we are buying it as a second property but want to rent on Airbnb. I have business income of about 100k from my other business this year, can I write off anything from this transaction against my business income ? If I have to, can I quick claim and put the deed in my business name and claim expenses ?

How important is it to get a land survey before closing on a house? Can you wait until afterwards?

The lot is 0.5 acres and neighbors are a good distance away - the home was built 2 years ago and I have what appears to be a map of the property lines, etc. however there is no fence so still not sure of where my land begins/ends.

Is anyone interested in investing in a commercial asset that returns average CoC of 10%, 8% pref and an IRR of 15%+. Total return of 100%+ typically 5 year hold. I’m looking to help raise some capital from sophisticated investors over the next few months but not sure if people in consulting are interested in this. Most of my investors are friends or acquaintances as of now.

For investors, at least two takeaways from this are more people are buying pricier houses. A second is the less expensive houses in the $100k to $250k range is appealing for those less qualified.

I’m looking at buying an apartment as an investment that is down the street from my house. Newly renovated, Good location, close to shopping and a soon to be opened light rail station.
Challenge is that with 25% down and almost 7% interest, the all in costs (mortgage, taxes, insurance, small HOA fee) would have me breaking even or maybe negative $100 a month vs rent roll.

I am thinking about being slightly upside down for a couple of years until I slowly raise rent. Is this a crazy idea?

Hi all, looking to buy a fourplex in Austin TX. Off market they will accept $625k “as is”. My only financing option is fha it seems since I don’t have 15% down. Current rents are $4300. It’s in south Austin part of 78704 but a really bad street. My thoughts are it’ll gentrify and I’ll condo regime it. Any major concerns, am I buying at the peak?
