Any thoughts on how is the rental market in Worcester,MA? In terms of value appreciation over years?

Worcester is definitely going through a “revitalization” and has for several years. So appreciation is there. But, you have to balance that with the rental income being low. Triplexes and duplexes seem the way to go but you could still run into a scenario where all units are rented out and you’re still not covering your mortgage. So it all depends on your strategy and end-game because the property value will increase but rental income has not really moved.

I lived in Worcester for 7 years and now live the next town over. Appreciation will definitely be there. I think there will be more and more growth into Worcester as a cheaper alternative to Boston for various companies. A lot of apartments going up and their rents are not cheap. Lots of colleges and a lot of med students/residents.

I’d also say the area of Worcester can matter. Not all parts of the city are created equal.

I've been eyeing Worcester for my next rental, potentially a 3 family. Agree with all comments above. Worcester has some rough areas as well. But I'm still not convinced. I might wait, save up more and buy in Waltham or some area where rate of appreciation is higher.

I want to buy a house, I don't have much cash at the moment but around 80k in stocks (mostly $VGT). My original idea was to liquidate half of my portfolio for a downpayment on a 350-400k house, however with the market getting smacked around I would rather not sell right now. Question about tenants.. I have this inherited tenant who I am 90% sure are involved in some type of drugs scheme. I am having a hard time setting a rent price for my 3 bd 1 ba in Trenton NJ.Mortgage will be around 1640. I was thinking 1750 but I’m being told that’s too high. I have been looking in the area and places are going for 1800-2000. This is my first time and don’t want to scare people away with the price. I have to mention water is included in the rent.
