Depends on the market but I know people who are doing 10% down on multi family with local banks. These are townhouses in the sub $1mm range.

Oh wow, so it could all vary depending on which bank you’re working with? That’s good knowledge, thank you! I only spoke with Better mortgage and Rocket, I’ll look into the smaller local banks and CUs.

Same situation here. I’ve considered taking a separate cash loan, but seems risky to have 2 for one property

Private lender, take on a partner with the option to buy out are the only options I’ve come across

Find a good broker, they'll find a place you can do 15% or less
