Anybody invest in commodity ETFs and TIPs bond ETFs? Any suggestion/insights on what to watch for when buying these ETFs (as opposed to any other ETF)? E.g. PDBC is a commodity ETF and TIP is a TIPS bond ETF

We bought a 2bd condo 5-6 years back for 300k which has increased to 500k now - approx 10% annual return. Do not plan to sell it. Thinking of buying another condo in same complex for for 550k, which has appreciated in the value the same way.. 300k to 550k in last 5 years. Using a Bank of Canada inflation calculator $55,000 in 1981 is equivalent to ~$165,000 today, which would put someone in the top 10% of earners today. But in 1981 the median family had that extra money. Who can I blame?

SO and I signed a contract for single family home and going thru initial underwriting process. While reviewing “Initial Disclosures” , I see major closing costs go for Origination fee, title services. Can these be negotiable? Also EY supports free legal services. Wondering how can I leverage these services during entire process. And is it okay to waive off 3 day appraisal waiting period ? Loan consultant says to put in anything and not to worry as we aren’t locking anything
