Anyone care to share one city for someone considering 1st time Airbnb/short term rental and just briefly why you pick such city? I have been investing in traditional long term lease investment properties. Looking to expand into Airbnb to increase cash flow.

I forgot to mention that I have been look at Sacramento CA. Reason being it is has large younger population priced out of San Francisco and San Jose area, COVID pushes it further since people can work remotely.

It’s not much compared to most of the posts I’ve seen in this bowl, but I finally hit $10k NW after I started working FT in August.

We have fully renovated our house, now nearly everything is new. new windows sidings all interior finishes newly expanded yard etc. we are on market for a while now and haven’t received an offer we wanted. Feedbacks are no grass in backyard and price is high in the neighborhood. However almost none of our neighbors’ house have been renovated like ours and our appraisal came higher. Any advise to promote sale? Do you guys really think this low maintenance yard is the deal breaker? Twin citie MN

Looking to buy a 900k condo in a prime location (3 bedrooms). We have a family income of 210k and have been approved by the bank with 20% downpayment. We have zero debt other than current mortgage but we will sell the property. We really want it, but even though we were approved I feel like its a bit over the top.. anyone has any insight in terms of our ratios?

If you live in HCOL area where homes are at least a million. Where do you get the 20% downpayment besides saving cash which takes time. Stocks are down cant really sell. We love our neighborhood and lots of homes in the market now but dont have enough cash for 20%dp, i’d like to put more dp so monthly mortgage is withing budget.

What has been your most successful lead generation technique?

We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.

In NYC, saw several properties structured as condops. It has more lenient rules about subletting than co-ops and no board approval when transacting. Granted it’s building by building, but would someone recommend condop over co-op in general? Do they appreciate the same as condos?
