Anyone do FIRE after doing an MBA in a HCOL city? I’m curious how people who graduate from top mba programs and work in NY or SF as consultants and manage to do FIRE

MY fiancé is a Licensed Professional Counselor in a LCOL city. Does that career have strong long-term earning potential? Trying to balance our combined income vs. having a reasonable work life balance for when we eventually have kids. I’m currently making ~200k in a post-MBA consulting role. I’ll be up for promotion in a year and a half or so.

What can I reasonably expect her income to top out at?

Does it still make sense to purchase rental properties in HCOL markets like LA? I was passively looking before the pandemic, but it seems like things have gotten pretty insane. Lot of properties just won’t cash flow.

Is it better to take out a personal loan for credit card debt vs a debt consolidation? I decided to do a personal loan with a bank I already have a mortgage with. I did 16% for three years vs having multiple credit cards with 25% interest. The loan covers two of my four credit cards. But a friend said I could’ve gotten a better deal with debt consolidation bc they have relationships with credit card companies.

I bought a rental 2 years ago for $100k with a 3.2% fix rate. It’s now valued around $200k. What should I do with the equity? Cash out refinance doesn’t sound like a great idea given the interest rate I have and don’t want to give up.

Hello, looking for some guidance. I make 70k a year, I pay $1300 in rent, and I contribute 7% to my 401k

If it helps, I grew up taking care of myself (state ward) and recently paid off 60k in student loans. I have no one to count on so I need to make sure I don’t fail with this.

I am 56 years old. My financial advisor has suggested that I create a charitable remainder trust as a tax planning strategy to address $1M in unrealized gains and also allow for tax deductions. I am concerned that I will out live the trust and there will be an excessive contribution to the charity rather than my heirs. While I want to be charitable, having too much go to the charity is a conern. Any suggestions ?

I am in my early 40's and have about $300K invested and some in cash. I have $70K in credit card debt (no lavish lifestyle, just 2 bouts of unemployment and some major medical expenses, even after insurance).

I live below my means, LCOL city, used car, max my 401K, save my bonuses, etc.

I am going to get a large bonus where after tax, I'll get a couple hundred thousand.

Should I prioritize pay off all credit cards or pay down half/some of the cards and use the rest for a house down payment?
