Why recast vs waiting for rates to subside a little and refinancing? What’s your current interest rate?

Bc my current rate is low and looking to improve cash flow.. plus refinancing still costs money and just resets your loan. 3.8%

I want to get my PhD, but all of the programs I want require a full time commitment for the first year. What are my options? Is a sabbatical an option? Or would I have to straight up resign? Utilization notwithstanding (I’m a GPS consultant)…is it possible to go part time? I completed my master’s full time while a full time Deloitte consultant. I know school can be done, but for PhDs they usually want you to also work as a TA. Additionally, I am not interested in online programs.

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer?
