Yep EY1, it all equilibrates in the end. Loans get forgiven, but makes home buying more expensive for all those who had their loans forgiven. OP, if you’re so worried about it, lever up and buy a rental property now, you’ll make bank on the value increase of the property should they be forgiven.

If student loans get cancelled, more power to those who bet the farm on a prestigious pedigree.
My only request is that no one shames me for going to a non-target on a merit scholarship so I could graduate debt-free.

If they cancel student loans - any significant portion of the outstanding $1.7T - deficits will rise, inflation (which is already at 40 year high) will further spiral out of control leading to the pretty horrific outcomes for the economy. Finding well priced Rental properties/flips will be the least of our problems then.
