Has anyone ever heard of this type of real estate private equity fund structure:

-One LLC, so only one PPM
-Multiple investors that can be onboarded anytime
-Multiple investments that investors can determine whether or not they want to invest in
-One K-1 per investor based on their investments and income
-Ability for the Sponsor/Fund to invest directly, indirectly and in equity, debt, Pref, etc.
To me this seems extremely cumbersome and would require multiple classes of (cont’d)

Is anyone familiar with franchising? I have a friend in the industry that tells me there are opportunities out there where I can invest $50-100k or so and have a payback of less than 5 years passively. Does this seem realistic and doable?

Lots of 2-year-old posts here talking about their uncertainty of buying a home or investment property. I hope you did! Looking to buy my first flip in the next couple months, does anyone have any advice on flipping vs renting? My original plan was to flip and buy rentals while keeping my capital base up with my flip homes and slowly building my rental portfolio. Any thoughts on this?

I am almost 23 and don’t know much about the investment and savings vehicles/strategies that I should be using. IRAs, Roth IRA’s, long-term investments, how much I should be contributing/saving for financial success, etc. Any suggestions? I currently have $4,000 in savings, and a few thousand sitting in checking that I use regularly but try to not spend too much. Rent is $1600. Likely looking to go to grad school in the next 2-3 years.

Salary: $86,000/yr (~5000 a month take home)

Is it legal to have old applications for applicants/new hires to put in their employee files? The way our ATS works is that a candidate fills out the employment app once and applies to numerous positions in the future. They are able to update but The problem is not all applicants update their application all the time so we end up with applications from 2019-2021 because we don’t have time to chase every person to update their application, but we do have any updated resume on file.

So I got offered a new job! Yay! Now I’m confused of when to put my two weeks notice in ? After background check clears or before that? The new job does not have a rush on start date but estimated with everything to take 4-6 weeks to finalize. I am unsure what to do with old job far as giving a notice and what to do with PTO (about 3 months) and other policies I have in place like disability, life insurance policies etc. I cannot ask HR for much since everything is not finalized. For 5 years I basically had 10 frequent clients. Now those clients have brought me an average of two each, and now I have 30 constant clients and a bunch of clientele in my agency. It's true that serious, responsible, and consistent work pays off, let's say that I no longer worry about selling, practically, the houses that I show sell themselves.
