Anyone had success with a low ball offer in this market? If so, what was it like presenting it to the seller and how much/percentage was it compared to listing?

In May I offered $625k on a $675k listing. They countered $655k and threw in a ton of tools and equipment that had value. I told them if they cancelled their open house I’d accept. They did. I now own a home and paid $20k under asking.

I got an offer from IBM for 12.4 lpa (11.5 gross). No joining bonus.
I have another offer who are paying me 18.7 lpa (17 fixed + 1.7 var) + 1 lakh JB.
My current CTC is 10.75 (8.05 + var) and YOE 3.6
Is it possible to negotiate with IBM.

Getting ready for a new life adventure in some other city or country. Have a great house in an extremely desirable city. We should probably rent it, gain a little monthly cash, and let the asset grow even more. But part of me says just sell it while it’s high now, and go forth and not have to worry about renters and things breaking etc. Just move on and buy something when we settle. house is paid for. For homes that need major updates, should there be an added discount in the offer since it will take time and effort to fix up or am I not being realistic ? Ex homes in the area that don’t need to be fixed are 500k, the home that needs fixing needs 100k worth of fixes. So would offering lower than 400k makes sense?
