I did quicken loans. Fast, easy, good rates. They had mine done in under 2 weeks.
D1 they gave me the option to escrow but didn’t require it. Like you, I pay prop taxes and insurance directly.
2nd Quicken Loans. If you have a Schwan account with good assets, if you go through Rocket Mortgage they will give you a quarter or half point discount on your rate as well.
Have also used Quicken loans (rocketmortgage) for a refi on three separate properties in the last 12 months. All instances went smoothly.
First republic is best on customer service but Bank of America was the cheapest. Just locked in a 30 year fixed at 2.85% for a refi of a $2M loan.
Relationship discounts matter. Recently closed on a $1.8M loan (purchase) 30 yr fixed with Wells at 2.375. Base rate was 2.875, but they discounted 1/8 for each 250K on deposit up to 0.5. At the time there was no aging requirement on the balance so it was easy.
Loan depot was great
Avoid CIT Bank/OneWest Bank. Hell on earth.
Better.com is a great straight through process option and found their rates most aggressive.
I used Loan Depot for a different home this year and echo Kearney 2 as well. Rocket Mortgage was good for a jumbo. Loan Depot handled a conforming mortgage.
Wells is great on Jumbo. Even better if assets at the bank.
Couldn’t get jumbo with Fannie/Freddie lenders - they’ve stopped offering loans without 20% down on jumbo. Instead went with Bank of Oklahoma and it’s been smooth sailing; would recommend.
