Anyone have a good bank for mortgage re-fi for self -employed? Partner a firm with over 1000 partners and not going to share firm financials but a lot of the banks struggle with this.

I did quicken loans. Fast, easy, good rates. They had mine done in under 2 weeks.

D1 they gave me the option to escrow but didn’t require it. Like you, I pay prop taxes and insurance directly.

2nd Quicken Loans. If you have a Schwan account with good assets, if you go through Rocket Mortgage they will give you a quarter or half point discount on your rate as well.

Have also used Quicken loans (rocketmortgage) for a refi on three separate properties in the last 12 months. All instances went smoothly.

First republic is best on customer service but Bank of America was the cheapest. Just locked in a 30 year fixed at 2.85% for a refi of a $2M loan.

Relationship discounts matter. Recently closed on a $1.8M loan (purchase) 30 yr fixed with Wells at 2.375. Base rate was 2.875, but they discounted 1/8 for each 250K on deposit up to 0.5. At the time there was no aging requirement on the balance so it was easy.

Loan depot was great

Avoid CIT Bank/OneWest Bank. Hell on earth.

Better.com is a great straight through process option and found their rates most aggressive.

I used Loan Depot for a different home this year and echo Kearney 2 as well. Rocket Mortgage was good for a jumbo. Loan Depot handled a conforming mortgage.

Wells is great on Jumbo. Even better if assets at the bank.

Couldn’t get jumbo with Fannie/Freddie lenders - they’ve stopped offering loans without 20% down on jumbo. Instead went with Bank of Oklahoma and it’s been smooth sailing; would recommend.

Even to this day, I feel like I have crippling anxiety and imposter syndrome when speaking. How do you deal with partners trying to get on top of you? (Not literally 😂) someone gets to be a “relationship partner” and you are the one to do the work. I don’t need anyone on top of me managing relationships while I do the work. How do you address it?

Is there a general expectation that a Partner has an MBA?

I doubt it's required at most firms but I'm a pretty senior staff and when I speak with Partners, they seem to speak with an MBA level of business knowledge which extends past their technical skillset.

I realize that's what makes them good Partners but it makes me wonder if I realistically need to get an MBA to keep growing and hit Partner.

Crowdsourcing perspective. Had an advisor help me negotiate my new job offer behind the scenes. They were not compensated at all but we have a good working relationship (we have helped each other over decade+). What would be a nice gift to acknowledge/appreciate the help? How much cash do you keep in bank accounts? I have 50% in RE, 25% in market through retirement and education accounts and 25% in cash. Always think it’s too much cash but have never been able to gather courage to put more than 25% in market which I already have through 401K and 529.
