Anyone have an idea of cost to install central air (including duct work) in a 3k square foot home (in CT)

Run 2 zones. Easiest way to run ductwork and most cost efficient in the long run.

1 unit in the basement: easy ductwork since basements tend to be unfinished (usually).
1 unit in the attic: again, easy to run ductwork and drop it in.

Prepare to repair some walls with sheetrock and tape/paint. There are DIY aspects to this upgrade that can save you some money, like buying and running the actual ductwork.

$2-3K for the units and the ducts.
Your labor, FREE. (Investment)
Unit Installation / hookup, depending on who it is and how stingy they might be, could be $2-4k.

ProTip: Upgrade these units to to provide heat as well and remove your baseboards for good. This will give you a more cleaner environment and a more effective hearting source.

$15-25k? Depends on how old it is, and how you can run the ductwork. Sometimes in older homes you need to do a drop ceiling and take out staircases...

hahaha I can buy a house with that much. That’s crazy high.

When requesting a raise, has an employer ever asked you for the cost of living? As an example- asking you to list out a future mortgage payment if you purchase a home, the cost of health insurance for your family, etc. Seems intrusive and weird. How do rate locks work? I’m in NJ and I’m finding it so difficult to understand their fine print. No lender locks a rate here unless you have an accepted contract and further if that contract fails to close the rate lock automatically expires. At what pt in the transaction is the furniture for a home sold/moved? Had a buyer walk the day before closing so a bit paranoid about this time around. With the last buyer, they were going inherit the furniture so this wasn’t an issue, but the new buyer does not want it so trying to have them allow me to sell it (for 2-3 days) after closing day so I’m not shit out of luck. We bought a 2bd condo 5-6 years back for 300k which has increased to 500k now - approx 10% annual return. Do not plan to sell it. Thinking of buying another condo in same complex for for 550k, which has appreciated in the value the same way.. 300k to 550k in last 5 years. Not sure how far it can grow... but have had decent returns so far. Should we wait or pull the trigger?both are investment properties.

House built in 1935. It was recently totally flipped (we are making an offer on the most recent done unit). My realtor is suggesting to forgo the inspection and says “I haven’t had a single inspection all year”. It makes me feel squeamish though given the age of the house, even though it all looks brand new. Any experience here that could shed some light please whether good or bad
