I started through a broker but ended up finding an option through my own search doing the following.
1. Look on Zillow or rental site of choice and look for the key word stabilized
2. Some newer buildings have rent stabilized units for tax reasons such as 196 willoughby but to find that I just
Googled nyc luxury rent stabilized
3. If you really want to do some research use the guidelines for what defines a rent stabilized building to find some buildings that may meet your standards.

Brokers don’t usually know what isn’t or isn’t stabilized and the landlords aren’t going to rush to share that info with you either! Check that nifty list posted above!
