I’m currently in the process of having a duplex property built in Houston, Texas.

I purchased the land a year ago for 30K (same land is now worth 65K). Construction costs are just under 240K (2200 sq ft), I’m all in 280K (this includes both hard and soft costs, permits, closing costs of commercial loan, etc). Appraisal just came back for 340K. We’re about to break ground in the next 2 weeks and it should be done by May/June.

Depending on what you want designed and built will determine the price you pay as custom home building can be expensive. Hope this helps!

Yeah I have a buddy who’s getting just under $100 per sq ft who’s on his 8th build and I know others in the $115-120 range, it really just depends but there’s a ton of builders down here to choose from.

@ EY1 everything is done through my builder I won’t touch a thing they only thing I’ve done is sign the closing documents on the cash sale of the land and the construction loan. All permits and plans and now the construction of the build will be handled by them I just sit back and wait for it to be done.

Well, the numbers I’ve heard for Austin Texas are around 300 or so. Still a bit off from the other poster’s 100 for Houston was it? But maybe that’s basic construction from a builder. I got my figures from architects who may bring a little more intricate build?? Not sure. I looked up online somewhere and saw the national average is about 235.

I am getting a 3% interest rate on a jumbo loan with 20% down on a $850,000 single family home. The ball park in July was 2.65 - 2.75

Help! Last minute trip to Hawaii, want to use points. Have about 250k points thru both Chase and Amex (each). Also have Amex Plat.
- Chase is running 1.5x points to transfer to Bonvoy right now.
- Amex has basically the same deal as Chase - every 2 pts transfer to Bonvoy for 3 pts (am I doing the math right?)

General tax filing questions - I am filing two state returns, one resident and one nonresident (was working remotely in the nonresident state for a bit over a month). My tax filing software has me getting a refund of the nonresident state income tax I paid and no change to my resident state income tax return. Does that seem right? Do we have the power as directors or leaders to stop overworking? 45-50 hour cap per week. If an employee goes over. Agency pays a penalty or reward to anyone who does so? Why is this a bad concept? What is a reasonable price to insulate approximately 800 sq ft of a third floor? I would say attic and it likely doesn’t make a difference, but there are actually stairs and that go up there so third floor it is. For context I’m getting quotes to finish it as an office and entertainment space. Builder has put insulation but apparently it’s minimal. Don’t want to get ripped off by contractor.
