Anyone here live in a very small HOA (2-3 units)? How do you do monthly dues? I’m in a two unit HOA and we both contribute monthly. At this point we have a substantial amount of money in our account. Wondering if we can either stop paying or just cut it to minimal annual expenses

Honestly, just keep contributing. Maybe you can find something that makes life better for both of you if you really want to avoid growing the balance any larger (maybe a gardener who can make window boxes or something in addition to a lawn mowing service - assuming you have a lawn) or generally something like that:)

Build a reserve budget and cut back a check end of year if you have lot of reserve. Other option is to learn from previous year funding and reduce HoA .. makes the condo more attractive ( if you try to sell)

Reading a lot about how real estate market is at an all time high, so truly worried we will buy and in 2 years prices will drop by 20-30%. We bought a 2bd condo 5-6 years back for 300k which has increased to 500k now - approx 10% annual return. Do not plan to sell it. Thinking of buying another condo in same complex for for 550k, which has appreciated in the value the same way.. 300k to 550k in last 5 years. At what pt in the transaction is the furniture for a home sold/moved? Had a buyer walk the day before closing so a bit paranoid about this time around. With the last buyer, they were going inherit the furniture so this wasn’t an issue, but the new buyer does not want it so trying to have them allow me to sell it (for 2-3 days) after closing day so I’m not shit out of luck. The property is an airbnb, so if i sell everything and this new buyer walks, I’m screwed as i’ll have to pay $3400 a month.
