Anyone here plans to retire on real estate? I’m torn between continuing investing or fully starting to save cash to invest in second property and so on. Wondering if others have stopped investing aggressively to fully dedicate to buying real estate. How do people come to that decision? Real estate vs. market? Thoughts appreciated

Interest as well. My plan is to keep buying real estate as you also get the benefit of appreciation, depreciation, equity build, and leverage. Plan is to build a passive income stream. Interested to hear other thoughts that might convince me otherwise.

Depends on how much effort you want to put in it. Investing is easy and “slow”. Real estate is a lot more effort and can be faster. Risks are higher. If you’re the type that stresses out about things breaking like hvac is broken during the summer, the sewage is backing up, the basement is flooded, then real estate may not be the best idea. If you think you can handle those unpredictable occurrences and remain unemotional to the asset, then it could be for you

This is a great point

Always diversify. I myself am much more geared toward real estate (in the amount of 5x). It’s a slow start to get started but man the wealth builds quickly with appreciation and leverage.

All in on real estate but I really enjoy it. The markets feel too much like gambling to me. Real estate, on the other hand, is limited only by my creativity and drive. I get that RS is a market too, but there are so many ways to hedge and maintain discipline while building real wealth, it just really appeals to me. But to echo the point of others here - it does take a lot of effort and work.

Continue investing and when you have enough to buy a property do it. 401k loans typically let you take out 50% of contributions. Roth IRAs you can withdraw contributions without penalty. Next option is a taxable account. Investments usually go up so no need to let your savings sit in a checking account while they accumulate

What about depreciation recapture tax? You get the benefit now but have to pay tax on it later. Unless you 1031…

Currently mid twenties, and trying to take financing more seriously and would really appreciate some insight on how to allocate my income into savings! I recently changed jobs and my new 401K provider - Principal has very limited MF investment options. My prior employer’s 401K was managed by Fidelity and provided me access to a range of MF options. I believe that the fund options are negotiated by the employer and provider? Two questions. First - I have not rolled over my previous 401K to the new one. Would there be any problems. Help! Just learned that my parents (54 and 56) only have ~100k in their retirement account. Their house is currently worth ~800k with ~450k left to pay on the mortgage. Their income is ~200k combined. They insist that they’ll have enough to retire on with social security and after selling the house.
