I own a house and enjoyed the 20% year over year increases…but if the free money spigot wasn’t shut off, this type of rise in prices and access to easy debt would cause a condition ripe for economic calamity

Congrats OP, that is an outstanding deal for financing.

If you’re willing to pay points, you’ll get that rate lower. If you go with an ARM just make sure you’re clear on how high the rate is allowed to go, and that you can afford it.

If I buy a car from a private seller out of state where I’m paying off their lien, then there’s a delay until the bank and dmv sync up and release the lien on the title, does the car just have to stay with the seller or I have to pay to ship it to me? I don’t see how I can drive it back without the title, which is required to get a temp transport plate. Car is in Wisconsin I’m in Illinois, and lien is with Chase bank.

Would you try to negotiate price change after signing a P&S given the following facts? The home had a pipe burst in November 2021. The pipe is fixed. Damaged area is down to the studs. The home itself is over 130 years old. When we signed the P&S the market was still hot, so we couldn’t negotiate a home inspection. TX Property Help:
I have new tenants at 1 of our properties in TX who have placed official maintenance requests for every little thing wrong with the house. (all the way down to loose screw on the toilet paper holder, gap in the front door weather stripping etc.)
Their lease started Apr 9th, but they didn't send the Condition Move In Report back to me until May 17th.
Any recs on how to legally reject the requests? What items don't I need to fix, and how to deny them w/o pissing off tenants?

Does anyone know how accurate these rates are that pop up when you search “30 year mortgage”? I locked my rate in a month ago at 5.625 but on Google that week it was still showing around 5.25. Is my lender just taking a big cut? They have good reviews. Thanks!

I have over 12 years in B2B sales/sales management experience along with a graduate degree.
