Anyone here use Hippo insurance as a landlord?

I am in the customer service and sales side of travel insurance, and I am looking for a new job, possibly in another field. A much larger company purchased us 2 years ago, and over the last 6 months I have lost 2 designations, one as an advocate, which was my most rewarding. I was told that it had nothing to do with my performance. Any suggestions on how to obtain a position in another area? Such as going from strictly customer service and sales to advocate and claims? I am torn about 2 offers I have (one I've accepted at a v10, & the practice i'm joining is band 1 ranked), and an in-house role where the hours would be much less, and the pay cut somewhat steep. Hostile work environment? 15 yes of HR experience- been w/current employer 1 year. Relationship w/manager is push & pull. The situation is stressful to the point it’s triggering health issues. Closing on my first property, and my lawyer is completely useless, to the point where he delayed scheduling the closing (despite there being no issues on my end or the sellers, and despite me and the lender constantly asking him to do it) until the bank stepped in and threatened to undo the loan requiring me to reapply and lose the interest rate I had locked in. Is this common? I’m a lawyer myself, and would never have been so flippant about this sort of thing.

Is it really possible to find an investment property that can cash flow positive in today’s day and age? I feel like I’ve tried multiple states (TX, TN, AL) and the numbers didn’t look amazing even to start but now repairs coming in and just takes away what little cash flow was coming in. Is this strategy not really feasible unless I pay down payment more than 25% to keep mortgage payments low?

I’m looking at buying an apartment as an investment that is down the street from my house. Newly renovated, Good location, close to shopping and a soon to be opened light rail station.
Challenge is that with 25% down and almost 7% interest, the all in costs (mortgage, taxes, insurance, small HOA fee) would have me breaking even or maybe negative $100 a month vs rent roll.
