Anyone interested in going in on a short term rental? Market is insane right now, netting 40% cash on cash on my rental. Would love to pick up a second property.

That market is insane. Do you have an accepted offer?

I'd be interested. 6+ years Airbnb experience and on my 4th one

That’s net of property management fees, too?! What market?

Gatlinburg, and yes! I manage it myself, and only have a cleaner who flips the place, which is a surcharge on airbnb and I profit on that too.

Tell me more

You need cash or credit?

I just bought my third rental lol crazy since i still live with my parents (26 years old). I’ve prob made over 200k in equity over the last two years lmao

What resources do you use to evaluate potential properties (e.g. occupancy rates, rental rates, etc.)

I’m a 32 yo single male, 390k/yr annual compensation, live in Manhattan. Here is my post tax annual spending - is my discretionary too high?
- 40% to savings and investments
- 20% student loan payments
- 2% money home to parents
- 14% fixed expenses (eg rent, utilities, food, etc)
- 24% discretionary (eg trips, going out, etc)

Know this is totally dependent on personal circumstances, goals, desired lifestyle, etc but would be great to get feedback to better my habits. Thanks!

At what pt in the transaction is the furniture for a home sold/moved? Had a buyer walk the day before closing so a bit paranoid about this time around. With the last buyer, they were going inherit the furniture so this wasn’t an issue, but the new buyer does not want it so trying to have them allow me to sell it (for 2-3 days) after closing day so I’m not shit out of luck. The property is an airbnb, so if i sell everything and this new buyer walks, I’m screwed as i’ll have to pay $3400 a month.

Wife and I bought a house at $445k in Arizona this past summer. We’re wanting to stay in it for 5-6 years and move into one of the many new builds in the area. I’m looking down the road at $700-$1m and trying to figure out how people own these houses. The house I’m in now already seems like it costs a lot for upkeep, bills, etc. can’t imagine the next house 😂

Obviously that next house price doesn’t NEED to be that much. But definitely a want with how much house you can get for that price in AZ
