We all know- SIP of 50k/pm for 15 years at a CAGR of 12% p.a. grows to 2.52 Crs ( approx.). BUT

Do you know- If we delay it by just 2 years- the value falls to 1.88 Cr ( approx.) Difference is a WHOPPING 64 LACS, though the difference in Investment amount is only 12 lacs!!

I am looking into buying a place in Queens and while a coop is affordable for me, many of them need renovations. I looked up online about renovation costs in nyc and saw that basic renovations started from $100 per sqft. That means if I buy a coop of 600 sqft which may cost around $350k, I’ll need to at least spend $60k to renovate it?! That sounds like a lot to me. So I say this with complete humility and an understanding that this is a fortunate-ish situation to be in. I’m in a position where I am tied to nothing, I have no children, spouse, or house. Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

I’m considering buying my in-laws house in cash. They do not have a mortgage and would use the cash to buy the home they will be moving into in cash. The current value of the home is roughly $300k higher than when they bought it and I would likely receive a $50-100k discount on that price. What, if any, are the tax implications for both me and my in-laws of this transaction? And, what is the best practice for performing this transaction with minimal tax/financial impact?

My mom bought a second property and it went up by 200 K so she’s now looking to refinance it. She’s asked to put my name on the mortgage as my dads credit is not the best. She has and still will be paying the mortgage payments. Also, when I do plan on buying my first house years from now she said she will remove my name from the mortgage so it doesn’t affect my credit and sell the property if I need help for the down payment. 401k loan for first house. Taking $20k to go towards down payment and closing costs. Option 1 is a “personal loan” with up to 72 month payback. Option 2 is “home loan” up to 30 years. With the monthly payments, I lean towards Option 1. Any cons to this other than it impacting my DTI when they see these debt payments on bank statements for mortgage pre-approval?
