I’m in Arlington and I think that budget *might* be able to stretch / be feasible in South Arlington, further from Metro stations, where it truly is more “burb-like”
For what it’s worth, I’ve found that 3 bedroom townhouses in the Ballston-Clarendon corridor that don’t scream “renovations needed” hover closer to $900k
Ashburn, Sterling, and Leesburg would all be in that price range. Your total combined income is slightly higher than mine so you will be in great shape. The nice thing about Ashburn and Sterling is access to Dulles Toll Road, around 20-30 min to Tysons, and plenty of shopping/all of your basic amenities met within a few miles. Yes, it's further out from DC and Arlington, but I've found out that having more space, great schools in Loudoun, and accessibility to Dulles, Herndon/Reston, and Tysons is the sweet spot for me. I dunno, I think the responses here are too pessimistic actually. Just checked Zillow and there seem to be some options that meet these criteria
I'm in Alexandria, just west of old town and town houses in my neighborhood go for about that price range. They don't stay on the market for long though! Are you working with a realtor who is an "expert" in one of your preferred neighborhoods? My realtor lived in Alexandria and was really familiar with all the neighborhoods, so he was on top of listings as soon as they popped up.
SFH or ok with townhome? Ashburn has some nice townhome options in that price range that meet your criteria.
I bought my SFH in Ashburn in March this year for $740k and love it!
You won’t be house poor with that income and your budget, especially when rates drop again and assuming you’re putting anything down. $1m will really increase your options.

Lol your annual income is my budget. 750k seems like it could get you a decent home. It could be worse.
I think you're going to struggle in NOVA with that budget. If you want to stay in VA I think you'll have to go down to Springfield or Burke. Have you considered northern edge of MoCo or out by silver springs?

If you're cool with a townhome you should check out Del Ray
You definitely can find what you are looking for in Merrifield with that budget. We did! Plus, if you are willing to spend 800-850k in this area, you’ll have so many more options.
In a SFH in Fairfax (Chantilly/Centreville area), been here ~1.5 years after renting basically my whole life. Your budget would definitely work out here depending on what style of home you’re looking for, but you’d be in for quite a commute if your work is in Arlington/DC. 66 commutes are no joke.
Come on out to Fairfax / Fairfax Station / Burke area

How about expanding your search to Montgomery County in MD?
We looked in VA as well and could not affoard it. Ended up moving to Silver Spring (Hillandale area, Montgomery County) 4bed/3bath, large yard, walkable to a store, 600k.
Single family home, 2,500sq ft from around 50s or 60s. So not new and definitely needed fixes/upgrades, but all-in-all, it was the most affordable house we could find (within walking distance to grocery store, that was our big requirement).
I’m also figuring a move next year. We worked with a lendor and real estate agent to figure out our budget based on income etc. Would advise that approach first
I'm in Arlington and think it'll be hard to get a SFH hone at that price. In 2017 I sold my 3br 1.5 bath 1,600sq/ft brick center-hall colonial for $800k. Checked last week and Zillow said it was it $1.2M. Arlington is a totally fine place to live but the prices are ridiculous.
Probably need a budget of $1-1.3
