I am bullish. Not just supply/demand, but also from portfolio diversification, tax leverage and it being safer and stable with higher ROI than most other assets, especially after Powell’s press conference.

I am in the Bay Area and actively looking, as it seems the multiple offers here are already back after a bit of slow down in Aug/September.

people have accepted high Interest rates to not halt their plans for they can refinance in few years.

Rental property ROI depends a lot on appreciation so it may or may not be higher then bonds…

If a rental has already appreciated hugely (50+%) since buying in 2019, sell it now or hold and keep rental for very small monthly rental profit?

Do rental markets really get slow in the winter? What about now with how much people are holding off buying because of interest rates, do you think the rental market may remain strong? I'm in Colorado.

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

3) other approach?

Landlords: how do you address unreasonable maintenance requests? I’ve literally had a tenant ask us to kill a spider in her unit. 😂 Another said we should clean the appliances during the lease… because they don’t belong to her. (And yes, none of these services are promised in the lease.)

My usual reaction is some nice variant of “read your lease,” but does ANYONE actually read the lease these days?

Just got my RE License and am now reaching out to sellers agents for my first deal. I can’t believe how difficult it is to get in touch with these people. I’d be livid if I were the seller and my agent is just not picking up the phone for potential offers. Why is this acceptable??
