Are brokers in NYC worth it? Never lived in the city, moving there in 6 months! ~2k per month budget

If you move into an empty apartment (and start a new lease rather than joining an existing one), some buildings won't be accessible without a broker. It sucks but it's true. If you aren't picky and have enough time, you can make it work, but it can be tough as an out-of-towner with limited time before you move in.

If you’re moving from out of town you should get a broker. I was in the same position a year ago and thought I could manage the viewings on my own but real estate in nyc is completely different than anywhere else in the US. A good broker will help you find a no fee place and help maximize the time you spend searching while in town

I'm surprised most people here are saying no to broker. I got almost the complete opposite advice, but based on my circumstances and not really caring for anything fancy my first time went without a broker. Let me tell you, it's a full time job. You have to be looking through 5 different apps all the time, they are always changing. 60% of them are already off the market. Another 15% of them are scams. That includes bait and switch scams where they get you to call them, setup an appointment only for them to tell you it's gone but they'll take you to others that are not as good. You also have very limited options. In the long run it might not be cheaper. You might pay a huge broker fee, but have options to apartments of the same quality for $150-200 less.

Honestly if you don't mind moving into an empty room in an existing currently-rented place, try Craigslist and the Facebook groups everyone uses (like ~3 of them for NY).

Broker fee sucks, but if you do the math sometimes it works out to be even. Looking at units now primarily without a fee, but found one we like with fee. It’s steep but after doing the calculations it’ll be a better deal for longer term lease. There is technically always a fee, but the owner usually pays it. In certain cases they won’t, but will lower the rent so the monthly average is about the same. If you go direct to an apt building you avoid all that but you definitely pay more in rent. I just spent a month going through all this
