Suburbs of detroit are mad cheap, and nice. When you make consulting money it allows you to save a TON.

Good for her I guess, but financially I don't think this was a great idea. $660 for HOA, per unit? She has 2 units since one is living, the other is a home office. That's over $1300 a month for amenities in a co-op building that likely has rental restrictions, so post pandemic if she travels again, or if she moves someday to start a family, she can't even Airbnb it / rent it out.
Any nice space that is gut renovated and designed with good taste will be wonderful.

Do folks wear cologne to the gym? I wear deodorant (obviously). I often walk past guys who smell very good but it seems too strong to just be deodorant. Are they wearing cologne? Should I? Most of my colognes are pretty strong for the gym. Any brands folks would recommend?

Is analyst ranking as important/more important than deal experience when recruiting?

Health insurance update: Omnicom appears to be the only holding company offering health cover (a very affordable, $46/mth HDHP catastrophic plan) after 130 hours worked per DOL mandates. Others offer it only after 1000 hrs - pretty useless given the ad-hoc nature of “freelance.” I suspect it’s for W2 “freelance” (a misnomer I know) only. Good reason to stick with them vs kiss $500+/mth goodbye on the exchange - just have $8000 socked away in deductibles in case you get struck by lightning.

Company just laid off most of our BDRs cuz they hired way too much (shocker). of the 35 people hired since july(when i started) 3 people remain. Went from a team of around 30 to a team of 12. Do y'all think I should jump ship into a dif BDR position and if so what industries do you see as surviving this right now?

Anyone here dealt with a foreign seller who is subject to FIRPTA? I just spent a few hours researching and it seems like most important thing is making sure seller has a withholding certificate from IRS or that you as buyer withhold the required amount at closing. Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

How does everyone feel about the PR market?

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

We’re about to lock in a rate soon on our home that’s been under construction through all this craziness. Our broker is estimating a rate of 2.75 with only 3% down. I asked if she’s actually seen this and she said she’s had multiple people close at 2.75%. That’s so freakishly low. I hope she’s right!
