I have a yearly income of 130k and will rent a 1Br/Studio in Manhattan from 2.4-3k by end of the year. I also have student loans of 28.5k which I intend to pay off in an year or so. Currently, putting in 4% for Roth per pay cycle and maximizing my HSA. I net a monthly income of close to 7k. I intend to save about 3k for the next 3 months in my Marcus Savings Acc and 1.5k from January (reducing it cos my rent doubles) How should I go about planning this and also have some emergency savings?

I’m a RN with 12y of experience and I’m seriously contemplating getting my real estate licensing. I believe I can be successful at it but I’m scared to try it. After all the work and time put into nursing, it feels wasteful to just pack and leave the profession. Hi all! Seeking advice here. We have a home purchased for $330k and $277k left on the loan (we put little down and have only been here 5 years). We are looking to move in 4-5 years and would purchase something in the range of $700k - $850k. After talking to a mortgage person, I could refinance and take $50k of equity out of the house. I would invest it in something safe and have a larger down payment for the next house. Cash flow is the same and closing costs range from $2.5 - $3.3k. Thoughts?

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)
