At what age did you buy your first rental property? How did you get there? I’m early 20’s but it feels like I’ll be 30+ before I can really do it.

Got my first one last year at 22y/o in DuPont. Living at home with parents, saved up 10% down over 2 years, place is 2bd/2bt at 500k

10% down on a $500k property is a $450k mortgage. At 15 years that’s easily $4k/month + insurance and property tax.

What place has a rent : price ratio like that?

Got my first property at 26 in Irvine CA. 1 bedroom condo with 10% down (30 year mortgage). I wouldn’t be in a hurry especially given the current state; most of my family is in real estate and they advise to wait until end of 2020 or early 2021 to assess where the market is going.

My advice is if you can get a property without an HOA, go for it. This was my biggest mistake as they are nothing but a headache for me.

I was 26 and house hacked a duplex for 222,000. It still cash flows and is probably my best performing rental. I definitely overpaid by like 35k, but was too scared to not offer asking. I had just put a deal in on three or four properties that I lost out on at asking.

25 here. 10 years later house has doubled in value and continues to cash flow for me.

House hacked 2 more that are generating 11% ROI, then picked up a 4th (turnkey) that’s about 9%.

D/E ratio of about 0.5:1 right now so planning to take on more loans for expansion

House hack at 25 as my first. Got a row home with a walk out basement that I could rent. It’s a great first step as it gives you a place to live and a renter can, hopefully, offset most of your mortgage

I was 26. I bought a 90k SFH with 25% down. Cash flowing 500/month after all budgeted expenses (PITI, repairs, capex, management)

I was 28. Bought a three bedroom condo in DC. Currently cash flows 1200 a month.

25 with now spouse. Up to 4 I own and sold 1 so far for 1031 exchange. Have two in pipeline for next two years with already equity in based on current comps.

25. Now have 10.

A friend had me thinking about wealth management. I’m curious when are FAs paid the management fees and performance fees on AUM or profits respectively? What if client changes FA, you leave the firm, or client takes out money? What if equities aren’t sold for multiple years, then when would you be compensated for the increase (performance)?

I have been looking at the curriculums for Harvard Business School's Master of Business Administration and Harvard Extension School's ALM in Management. They both have the same requirements (generally speaking) including a capstone course that serves as a field immersion course with the Master's in Management, which is fairly new. If I am not able to gain admission to Harvard Business School, but wanted a similar educational experience to become a consultant, should I attend Harvard Extension?

I know in audit if you go to another competitor they make you leave immediately instead of the traditional 2 weeks. Does that apply to advisory? I.e if I switch externally from audit to FDD.

Looking at buying into a new condo building (this is our second time doing this) and the sellers agent representing the developer mentioned he could also represent us as the buyer. This is legal in my state (MA) but any potential downsides here?
