Anyone have tips for asking for more than you think you're worth? Because of the employment market there's a job which is about a 20K jump for me but it's been open for a year so I'm pretty sure I can get something additional out of them. Would it be appropriate to ask for 10K above the jump? Or should I just count my blessings and leverage my ability to underprice other applicants

For FHA loan limits, is the loan limit the max purchase price you can get, or the max actual amount of the loan? For example, if the limit is $485k, is that the max price of the home you can get, or can you get a $500k house, paying $15k in down payment and getting the mortgage loan of $485k (assuming that meets the 3.5% down payment - I think it’s close but didn’t do the math)?

Any thoughts on how to take advantage of the hot RE market as a homeowner? Basically I’m interested in selling my home as current home price appreciation is great. I can afford a bigger home as my income level has significantly increased. My thoughts are that outside of interest rates, it turns into a wash where I get top dollar for current home but have to pay top dollar for new home. For added context, my interest rates are currently rock bottom so couldn’t find an angle interest wise.

Can someone just explain how you plan out how much to bill so you can make sure it’s not a mad scramble at the end of year? I’m moving from a firm where I was lacking in any kind of mentorship. No one ever just sat down and explained the most efficient way to track/measure your hours to confirm that you are on track.
